RULES & REGULATIONS
To keep our neighborhood safe, beautiful, and enjoyable for everyone, we’ve put together a set of rules that outline responsibilities for property upkeep, lake use, pets, vehicles, and general conduct. These guidelines help us maintain the peaceful environment that makes Lake Adelle such a great place to live. We appreciate every resident’s cooperation in helping us preserve our shared spaces.
Below is a summary of the key rules that all residents, guests, and renters are expected to follow. These guidelines help maintain safety, protect property values, and preserve the overall character of Lake Adelle. Please review each section carefully and refer back to them whenever needed.
Property Maintenance

No derelict or unlicensed vehicles may remain longer than 60 days

Appliances/furniture must be removed within 30 days of notice

Property must be kept free of weeds, overgrowth, or obstructions

Owners must maintain ditches to prevent runoff into the lake

Failure to maintain property may result in assessment charges
Trash

Trash must be stored in closed containers

Containers must be removed within 24 hours of pickup

We receive a community discount with Waste Management

When calling please inform them that you are a part of Lake Adelle​

Sewer / Septic Systems

Must be maintained to prevent overflow or leakage

Pets

Pets are not allowed to run unleased

Pets must follow leash laws

Must have current rabies vaccinations

Livestock (chickens,etc.) must be contained on your property
Construction Rules

A visible Jefferson County permit is required for all building
-
If a permit is not displayed, construction may be stopped

Exterior construction must be completed within 1 year
-
Owners may be held responsible for damage to community property during construction
Lake Use Rules

All lake users must comply with lake rules

Owners, family, and guests must carry a Lake Adelle ID card
-
10-foot easement required for fishing access
-
No additions to the lake (fish, plants, docks) without Board approval
Rental Policy (2009 Addendum)

Property owners may rent one home only within Lake Adelle
-
Owners may not purchase multiple properties solely for rental purposes
-
Rental may be denied if intent violates subdivision policies
Lake & Beach Rules

All residents and guests must have a Lake Adelle Owners card to be able to fish and/or swim in the lake.

All owners and guests without their card in their possession will be asked to leave. Police will be called in the event of any problem.

New homeowners should call Lynn Gustafson at 314-814-6340 to obtain a fishing/swimming card.

Replacement cards cost $10.00 each. Money collected for replacement cards goes to restocking the lake.

All homeowners that are six (6) months late with their assessment payment lose their right to use the lake and beach until assessments are paid in full.

There is a two (2) pole limit per person. Poles cannot be left unattended or out all night unattended. Call Curtis Homer at 303-717-4754 regarding unattended poles.

No trout lines.

No limb lines.

No jugging.

No frog gigging.

Daily limits:

Catfish - 3 per person - 14" and over

Bluegill - 15 per person

Bass - 2 per person - 18" and over

Crappie - 5 per person - 9" and over

Any boat left in the lake for more than 14 days will be considered abandoned. The boat will be removed and sold for scrap. The money obtained will be used to buy more fish.

In order to build a stationary dock, plans have to be approved by the Board. Be aware that anyone is able to use your dock with you being liable for all accidents and injuries. Lake Adelle is NOT responsible for any accidents or injuries.

Be respectful of all homeowners around the lake and your community. Don't use profanity. Trash cans are provided at the beach. Do not leave trash in or around the lake.

Curfew is dusk at the lake/beach. This is strictly enforced and in place to keep our community safe. Police will be called in the event of a problem.

Not following the rules results in a loss of fishing/swimming privileges for six (6) months.
